International law firm Simmons & Simmons has advised JP Morgan Asset Management on the construction aspects of the redevelopment of 65 Gresham Street in London.
In a move that reaffirms the City as a destination for international headquarters for financial services, JP Morgan AM has secured the pre-let of the office complex to global investment management firm Squarepoint.
At over 400,000 sq ft, the deal for the entire building at 65 Gresham Street is the largest pre-let agreement in London over the last two years. The building work also represents one of the largest “brown to green” refurbishment projects in the capital.
The Simmons team was led by construction partner Marianne Toghill, who recently joined the firm in December 2024.
With work due to commence later in 2025, the team will continue to advise JP Morgan AM on the complex construction risk allocation and the project’s incorporation of strong green credentials.
Simmons is also currently negotiating two major design and build contracts with a leading enabling work contractor and a global construction firm, in order to deliver the completed building in early 2028.
