Simmons & Simmons has advised global real estate investment manager BGO on the largest pre-let by rent roll to date in London’s Victoria.
The deal sees a global financial services firm committing to 135,000 square feet of office space across five floors at 105 Victoria Street, the UK’s largest fully electric building with net-zero emissions.
Environmental, wellbeing and social sustainability strategies have been the guiding principles of the development, which is expected to achieve BREEAM Outstanding and WELL Platinum certifications and meet the 2030 sustainability targets of the Royal Institute of British Architects (RIBA).
The Simmons team was led by Deian Rhys, partner in the London Real Estate group.
Commenting on the transaction, Deian said *"We are really pleased to have played a part in this landmark pre-let with two years still to go until practical completion of the building. The deal is a ringing endorsement of the BGO team’s focus on delivering best-in-class workspaces while minimising carbon emissions and maximising positive social impact. We’re looking forward to seeing the building finished in Summer 2026 and the remaining 300,000 square feet taken up in the meantime."*
