Advising Valor on the largest ever logistics deal in the Irish market

Simmons & Simmons has advised Valor Real Estate Partners on their acquisition of Horizon Logistics Park, a major Dublin logistics hub, for around €500m.

International law firm Simmons & Simmons has advised Valor Real Estate Partners and a leading global investor on their joint venture acquisition of Horizon Logistics Park, a major logistics hub adjacent to Dublin Airport, from Henderson Park for around €500m.

Horizon Logistics Park comprises around 1.8m sq ft of modern logistics space across 25 units, together with approximately 260 acres of development land.  The park is let to a diverse mix of blue‑chip domestic and international occupiers, with the buildings developed to high sustainability standards.

The transaction was the largest logistics deal and one of the largest individual property deals ever recorded in the Irish market.  It marks Valor's debut investment in Ireland and further extends its pan‑European logistics platform, which represents more than €6bn of assets under management across 12 UK and European last‑mile logistics cities.

Simmons & Simmons advised the joint venture with a full‑service, cross‑border team across London and Dublin, covering real estate, corporate, funds, construction, planning, tax, employment, competition and banking.  The team was led by Real Estate Partner James Curry.

James Curry commented: "This is a major strategic acquisition for Valor with its new capital partner, marking Valor's entry into the Irish market and supporting the continued expansion of its pan‑European logistics platform.  The transaction showcases the strength of our longstanding relationship with Valor and our ability to deploy an integrated, cross‑border and cross‑practice team to deliver complex, market‑leading deals in the private equity logistics sector."

Cane Napolitano, Managing Partner and Chief Investment Officer at Valor Real Estate Partners, commented: "Having James Curry and Simmons & Simmons alongside us for our first deal in Ireland was a natural decision.  James and his team brought rigour and a sure command of a complex process.  It builds on a relationship spanning more than 50 deals together in the UK and we're pleased to have extended it to Ireland."
